The Cottage

The Cottage dates from about 1800. A more recent extension into the private walled garden was added about 50 years ago. It has recently been renovated and refurbished to a high standard while retaining its old character.

It has wood & tiled floors throughout. Floor rugs are placed beside each bed to ensure a soft landing.

There is a single step between the old 1880's house and the more recent extension. It has a handrail beside it to advertise its location and for assistance if required.

The upstairs floors are slightly springy and care should be taken not to abuse them. They have lasted for over 140 years and with care should last for 140 more. Guests will be held liable for any damage resulting from improper behaviour.

Downstairs

Lounge & Dining Areas
Open plan with the original 1880's exposed ceiling beams throughout.
In the lounge area, leather upholstered seating for 6, a Charnwood log burning stove with Caithness Slate hearth, a 40" flat screen Free-Sat TV & digital entertainment systems with a WIFI connected Roku Fire stick to permit streaming and Philips Hue Smart floor & table lighting to provide a cosy atmosphere. The smart lighting should be operated from the Hue App on your smart phone or tablet. You can also just turn it on and off by using the normal switches.
The thermostat control for the central heating is located on a wall in the lounge. We ask that it be turned down to 10C when you are out and on the morning of departure.
In the dining area, a gate leg waxed pine table with seating for 6 plus an Ikea high chair with restraint straps and Philips Hue Smart floor & table lighting.
There are linked smoke alarms throughout and a carbon monoxide alarm above the stove.
Kitchen
Fully equipped modern kitchen with a new 4 hob & double oven cooker, microwave, 4.3L digital air fryer with 8 preset cooking modes, double sink, upright fridge/freezer, automatic dish washing machine, espresso, filter & cafetiere coffee machines, electric kettle, 4 slice toaster, digital radio, pots & pans, dishes, cutlery, cups, glasses plates, dish & hand towels, washing up liquid and an extensive range of kitchen tools & gadgets.
Towels, Fairy liquid, hand soap, cloths, kitchen roll, cling film, baking paper & aluminium foil, detergents and 1 dishwasher tab per night stay are supplied.
A range of herbs & spices, salt, pepper, rapeseed oil, sugar, ground & instant coffee, can be found in the cupboards.
There is a cooker hood with extraction fan and we ask that this be used at all times when cooking.
There is a fire blanket, a hand torch and a powder fire extinguisher in case of emergency.
There is also a linked heat alarm.

Bathroom

Shower cubicle with electric shower, toilet and wash hand basin, wall bathroom cabinet with mirror and nappy changing/makeup bar with cupboard space under and wall mirror above.

Hand & bath towels, shower mat & hand soap are supplied.
There is an automatic extraction fan linked to the light switch.

Laundry Cupboard

Walk in shelved cupboard with automatic washing machine and condenser tumble drier.
It also houses the controls for the central heating and hot water systems. These are set as permanently on and should not be touched or adjusted.
The use of the laundry facilities is not included in the rate for short stays of 3 days or less. For short stays, there is an additional rate of £10/guest for use of the facilities. For guests on longer stays, there is no additional charge. 

If using the laundry facilities, 1 washing machine tab/guest is provided.

Twin Bedroom
Contains 2 European sized (90cm x 200cm) single beds in stacked bunk formation. There are individual bedside lamps for each bunk, a wardrobe, a chest of drawers with table lamp and a large wall mirrror. Bed linen and towels are supplied.

There is a non-linked smoke alarm. 

Looks out onto the walled garden.

Lobby                                                                                                        Contains a table with disinfectant dispensers and a hand towel dispenser.   The meter cupboard is located above the towel dispenser. It contains the circuit breakers and a smart meter. Apart from resetting a circuit breaker if necessary, it need not be touched.

Upstairs

King Bedroom

Contains 1 IKEA European king (160cm x 200cm) sized bed. There are individual bedside tables with lamps, a wardrobe, a chest of drawers and a unit with 32" flat screen Free-Sat TV & digital entertainment systems with a WIFI connected Roku Fire stick to permit streaming, a clothes stand and a wash hand basin with integral storage cupboards.
There is a rocking chair at the window and a wicker chair beside the clothes stand.
An iron, ironing table and a hair drier are stored in the wardrobe.

The bedside lamps have Philips Hue smart lighting. The smart lighting can be operated from the Hue App on your smart phone or tablet. There is also a Hue dimmer accessory on one of the bedside tables.
Bed linen and towels are supplied.

There is a non-linked smoke alarm.

Looks out onto Loch Leodamais.
Double Bedroom

Contains 1 IKEA European double (140cm x 200cm) sized bed. There are individual bedside tables with lamps, a wardrobe and a chest of drawers.

There is a wicker chair beside the back window.

The unit at the back window seats a 24" flat screen TV with integral digital entertainment systems and a WIFI connected Roku Fire stick to permit streaming,

A hair drier and a mattress for the cot are stored in the wardrobe.

The bedside lamps have Philips Hue smart lighting. The smart lighting can be operated from the Hue App on your smart phone or tablet.

Bed linen and towels are supplied.

There is a non-linked smoke alarm.

Bathroom

Shower cubicle with electric shower, toilet and wash hand basin with wall mirror above.

Hand towel, shower mat & hand soap are supplied.

There is an automatic extraction fan linked to the light switch, with overriding switch outside on the landing above the door.

Staircase & Landing

The staircase is circular. As with all staircases, the handrail should be used at all times. The headroom at the bottom step is slightly restricted and care should be taken by tall people not to bump their head when negotiating this part. The stair construction is of smooth stained & varnished pine and care should be taken not to wear slippy footwear.
The landing has a hand torch and powder fire extinguisher in case of emergency.

Fire Safety

Alarms

The house has interlinked smoke alarms throughout the living areas, the back corridor and the upstairs landing and downstairs lobby. It has a linked heat alarm in the kitchen. There are non-linked smoke alarms in each bedroom. There is a carbon monoxide alarm in the lounge above the stove and one at the location of the flue in the king bedroom.

Fire Fighting

A fire blanket is located in the kitchen.
Powder fire extinguishers and hand torches are located in the kitchen, upstairs landing and downstairs lobby.

Emergency Evacuation
Emergency procedures, location of alarms and fire fighting appliances, evacuation routes and the location of the muster point on the village green are all described on plans located in each bedroom and in the downstairs lobby.

Guests should familiarise themselves with all aspects of fire safety in the house and be conversant with procedures in case of a fire.
